Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am EST.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

Property Access

  • Retreat at Riverbend does not offer public access to the river directly from the property. Elk Shoals New River State Park is approximately a 10 minute drive away.
  • There is one exterior security camera mounted above the walkway to the front door monitoring that entryway only. No cameras are monitoring the interior of the property or common gathering areas.

  • No smoking allowed.
  • Minimum age: 25 years.
  • Children allowed.
  • No events allowed.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.

Pet Policy

  • We are pet friendly. Up to two mature, well-trained dogs are allowed. Pet rent is $25+tax per pet per night. Pets other than dogs are not permitted.

  • Firewood for the outdoor fire pit may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.
  • All bookings are subject to a $50 cancellation fee.

  • Home has gravel parking with space for two standard vehicles.
  • Free parking is provided.

  • There is a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These starter supplies are intended for short stays only.
  • Hair dryers are not provided.
  • Patio is available as outdoor space.

Safety and Emergency Information

  • Smoke alarm and carbon monoxide detector are present.
  • 4WD/AWD and/or chains are recommended during winter (Nov–March). Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Cancellation Policy

  • Bookings canceled 30+ days before arrival will receive a refund of the deposit.
  • Bookings canceled between 15–29 days before arrival will receive a refund of half of the deposit.
  • Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.
